Building a custom home in Toronto involves a lot of moving parts, from understanding what can be built on the property to coordinating design, approvals, construction and warranty requirements. The Golden Custom Home Process brings those pieces together through one integrated design-build team, giving homeowners a clearer path from the first conversation through to move-in.
The process begins with feasibility. We look at your goals for the home, your investment range, timing and the property itself, including zoning, setbacks, lot coverage, servicing, grading, trees and other site conditions that may affect what is possible. This early work helps establish a realistic direction before detailed design begins.
From there, our architectural, interior design, engineering and pre-construction teams develop the home together. Floor plans, exterior design, interior selections, building systems and pricing are coordinated as the project moves forward. We also manage the required engineering, zoning and municipal approvals, which can include building permits, demolition permits, grading, forestry requirements and minor variances depending on the property.
Once construction begins, your Project Manager oversees the build and keeps you informed through regular updates, scheduled walkthroughs and clear communication at key milestones. After completion, our Client Care and Warranty Team supports the handover and applicable HCRA and Tarion requirements, helping guide you through the transition into your new home and the warranty process that follows.
